We see time and again what works artistically and functionally, but also what plants are hardy or deer bait in one part of town, but not others.
Good landscaping maintenance is a combination of skill, experience, and good old fashioned common sense. Have you ever seen those guys that cut your lawn in the pouring rain? On occasion, a storm will catch anybody, but if they mow your lawn consistently when it rains, your lawn will suffer: skid marks, clumps of wet grass clippings, and so on.
This is why, when asked, we at Bren always recommend starting a new lawn with a good sod installation. A fresh layer of sod over a freshly tilled lawn will be the ultimate "offensive" (to speak in military terms, and when dealing with weeds we always like to speak in military terms.) to creating a beautiful, lush lawn instantly.
Hundreds of years ago, the great grasses of the Americas were cared for by the Bison who grazed upon them. They were the lawn aerators. While they grazed, the Bison's large hoofs were helping to break up dead organic material which had formed like a crust on the surface of the soil. This breaking up would allow water to filter down into the soil, and water and oxygen could reach the grasses roots, keeping them healthy and growing strong. Your property probably does have some pets, people, and even vehicles traveling over the top of it, compressing and killing grass.
