Grading of your property should be the first step prior to any landscape items being installed. Make sure you & your landscaper have a clear understanding of how your property will be graded to direct storm runoff away from property. We have been on countless Drainage remediation projects, consultations & Landscape renovations.
When the soil beneath a structures foundation is expansive soil or is improperly prepared by not properly compacting, settling or heaving of the structures foundation can occur. The consequences to the structure are cracks in concrete sub floors which in turn cause cracks in floor tile or heaving of wood floors, cracks in the plaster & stucco, sinking or raising of the structure on one or more sides, doors & windows that won't open or close just to name a few of the common problems associated with foundation failure.
A: French Drains are usually Plastic drain pipe with holes in it to collect subsurface water & divert it from your homes foundation. There is a "sock" or filter fabric that fits over the pipe to prevent soil from entering the holes & clogging the pipe rendering it un-operable. The pipe is set in the trench with the holes facing down to prevent clogging.

We have a tri-level home with half our living space below grade. We were having issues with water leaking in during heavy or sustained rain. I searched for over a year to find the right company with the right solution (not easy to find in AZ!). Although we were hesitant to pay for an estimate up front we went ahead and did it and I am so glad we did. Tom ended up regrading our front yard and installing drains and a sump pump in our backyard that pumps out to the sidewalk.

His crew always showed up and his communication was great. We have had a ton of rain this monsoon but our lower level has been completely dry. So glad we can enjoy the rain again!

Paid over $4000 for this company (Tom) to do some drainage landscaping. They did not perform the agreed upon work, and left it up to me to determine the value of the unfinished work. Then, after the work was performed, we had heavy rain, and the work they did perform was not sufficient to solve the drainage issues. I contacted Tom, and he promised a fix, but never heard from him again. Do not trust this company.

If you have drainage problems these are the guys to call! No one came up with a solution until I called Tom Rubino @ Landscape drainage solutions. He had the right solution & fixed my drainage problems as well as my Landscape!
